NHS Greater Glasgow and Clyde (NHSGGC) is working with chartered surveyors and property consultants, Montagu Evens, to market and sell the surplus land surrounding Dykebar Hospital in Paisley.
The site is expected to attract strong interest from mainstream house builders and subject to the appropriate consultation and statutory planning processes has the potential to deliver over 600 residential units.
Detailed pre-marketing technical investigations have been carried out to assess traffic impact, site capacity, ground conditions and drainage. When appointed, the preferred developers will then manage the formal planning process on behalf of NHSGGC.
Anticipated benefits from this significant land sale will include capital receipts to be reinvested by NHSGGC for patient care, wider economic benefits to local businesses, and construction jobs during the anticipated five to seven year build programme.
The Dykebar Hospital clinical and administrative functions which currently operate from the site will be retained by NHSGGC.
Director of Property, Procurement and Facilities Management for NHSGGC, David Loudon, said: “By taking this innovative approach in preparing land which we no longer require forward for development, whilst retaining existing services, allows NHSGGC to work jointly with the appointed developers to masterplan the joint uses on this significant development in south east Paisley.
“In addition, we will engage with Renfrewshire Council and the local community to ensure the residential development will provide much needed housing in the area.
Dykebar Hospital opened in 1909 and patients benefitted from the large surrounding area both in terms of exercise and also farming the land to provide food for the hospital. This land is no longer actively used by NHSGGC however the existing facilities, both clinical and administrative, will remain at Dykebar Hospital.
